Position Summary This position will assist in the management of properties in accordance with company policies, procedures and standards.
This individual will develop knowledge and skill in the areas of administration, physical facilities management and home owner relations.
Ability to work flexible hours, evenings and weekends is required.
Position Responsibilities Manages client relationships to ensure retention and a high level of service including timely and complete resolution of tenant concerns, coordinating special services and requests and conducting formal and informal inspections.
Creates the culture needed to enhance, promote and execute daily positive interaction among members of the building management team.
Acquires and maintains current knowledge of state regulatory agency statutes and each client's community's documents, policies and procedures.
Responsible for the maintenance of all property violations; all field activities associated with a property as it relates to the covenants.
Assists General Manager with processing of all property invoices.
Oversees the tracking and response to home owners' service requests.
Maintains home owner relation program and regular positive communication with each home owner.
Performs daily property inspections for violations conducted Tuesday, Wednesday and Thursday of each week.
Coordinates insurance requirements for properties and associated vendors and insures all required documents are submitted to FirstService Residential.
Demonstrates a routine and effective ability to adjust to changing circumstances.
Follows safety procedures and maintains a safe work environment.
Assists in preparation of weekly manager's reports.
Assists in the development of operating and capital budgets.
Performs other job-related duties as directed.
Operating Skills, Knowledge & Abilities Education/Training:
High School diploma or equivalency required.
BA/BS in Business Administration or related field preferred.
Experience/Knowledge/Abilities:
Strong working knowledge of customer service principles and practices.
Ability to read, analyze, and interpret technical procedures, leases, regulations or documents with a similar degree of complexity.
Strong interpersonal skills.
Two (2) years of experience in property or building operations is preferred.
Computer literacy:
Proficiency and working knowledge of Microsoft Office Applications.
Strong customer service, time management and interpersonal skills required.
Special Requirements:
Physical demands include ability to lift up to 50lbs; Standing, sitting, walking and occasional climbing.
The associate is required to work at a personal computer for extended periods of time as well as talking on the phone for extended periods of time.
Ability to detect auditory and/or visual emergency alarms.
On-call 24/7.
Ability to work extended/flexible hours and weekends based on project requirement.
Driving when necessary.
Ability to respond to emergencies on a timely manner.
Vision Requirements:
Constant need (66% to 100% of time) to complete forms, read and review reports, wide variety of correspondence, view computer screen.
Frequent need to see small detail Frequent need (33% to 66% of time) to see things clearly beyond arm's reach (inspecting property, neighborhood survey) Hearing Requirements:
Constant need (66% to 100%of time) to communicate over telephone and in person with vendors, corporate and resident staff, residents and prospects.

Must be able to apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally call for minor deviations.
Must be able to think rationally beyond a specific set of instructions.
Must be able to work at a fast pace, perform duties while under pressure, and meet dead lines in a timely manner, to interact/communicate with other associates, residents, visitors and the public in a professional and pleasant manner.
Speaking Requirements:
Constant need (66% to 100% of time) to verbally communicate with home owners, developers, vendors, and resident staff.
Driving Requirements:
Driving as required using own transportation.
Valid driver's license and automobile liability insurance required.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
